With a 10-year window, the investor would need to invest $6.9 million with 15-year mortgages or $3.9 million with 30-year mortgages to achieve $1 million in pretax income. With a 20-year window the investor would have to invest just under $1 million with 15-year mortgages or $1.5 million with 30-year mortgages. Finally, given a 30-year time frame, one would need to invest between $595,000 and $768,000. All these scenarios produce strong and in some cases remarkable rates of return on investment that would satisfy most Millionaire Real Estate Investors. What keeps this scenario in the realm of the hypothetical for most indi viduals is the necessity of buying all those properties in just one year.
