The lease and option strategy that I am writing about here involves two separate transactions: a straight real estate option transaction exactly like the type that has been covered extensively in this book and a genuine lease transaction in which the:
1. Relationship between the parties is that of lessee (tenant) and lessor (landlord).
2. Lessee has a leasehold interest in the property being leased.
3. Lessee agrees to pay a monthly lease payment.
4. Lessor agrees to maintain the property during the lease period.
